How Much Is a Gas Station Worth?
A fuel site is three businesses and often a piece of real estate. Valuing it means valuing each part on its own terms and then adding them together.

Start by splitting the site into parts

Add them and you have a value. Blend them into one revenue figure and you have a number nobody can defend, because a dollar of fuel revenue and a dollar of inside revenue are worth completely different amounts.
Fuel: use the net margin, not the pump price
The margin that matters is what is left after credit card processing and freight. Those costs are substantial on fuel and they scale with the price at the pump, which is why a high-price year can look strong on revenue and weak on profit. Buyers want gallons and margin by month for at least twelve months, and preferably twenty-four, so seasonality and price swings are visible.
Inside sales: where the value usually is
Two stations selling the same gallons can be worth very different amounts because of what happens inside the building. Category mix, margin, prepared food, beer and wine where licensed, and the labour needed to run it all decide how much earnings the store actually produces.
Things that reduce the number
- Ageing tanks, or monitoring and compliance records that cannot be produced
- Dispensers or a canopy at the end of their life, or non-compliant payment hardware
- A supply agreement with little term left, restrictive assignment terms or repayable support
- A car wash that has been run without a maintenance reserve
- Deferred maintenance on the building, forecourt or lot
- Earnings that depend on the owner covering shifts
Things that raise it
- Strong inside sales with real margin, not just tobacco volume
- A corner site with good access and a solid traffic count
- Recent, documented equipment and tank upgrades
- A manager-run operation with a stable roster
- Ownership of the land and building
Common questions
- Is a gas station valued on gallons?
- Gallons matter, but they are an input, not the answer. What counts is the margin those gallons produce after credit card fees and freight, plus the earnings from inside the store.
- Does the brand increase the value?
- A brand brings recognition and sometimes support payments, and it also brings image obligations and an agreement with assignment terms. Whether it helps depends on the specific agreement.
- How do underground tanks affect value?
- Tank age, material, monitoring history and registration status all feed into the buyer's risk assessment and the environmental review. Documented compliance protects value; unknowns cost it.
- Is the property included?
- It should be valued separately. Many fuel deals are structured as a business sale with the real estate either included at its own value or leased back to the buyer.
