What to Check Before You Sign
- Confirm the licence transfer process and timetable with the municipal clerk yourself
- Read the lease in full — term remaining, options, assignment and any exclusivity
- Get sales and margin by category, not one blended margin number
- Separate inventory from the business price, and agree how dead stock is handled
- Replace the owner's hours with a market wage before you value the earnings
- Check the point-of-sale data against the tax returns and bank deposits
- Look at what is opening nearby, and at the parking
- Ask whether any sales depend on a single nearby employer or venue

- Does the liquor licence come with the store?
- Not automatically. In Wisconsin alcohol licences are issued by the municipality to a person or entity, so the licence has to be transferred or newly issued to you. Confirm the process, the timetable and any quota with the clerk in that municipality before you commit to a closing date.
- How long does licensing take?
- It depends entirely on the municipality and its meeting schedule, because approval usually happens at a council or committee meeting rather than over a counter. Build the real timetable into the purchase agreement instead of assuming it.
- What margin should I expect?

- How much does the inventory add to the price?
- Inventory is normally bought at cost on top of the business price, counted at or just before closing. Agree how slow-moving and out-of-date stock is treated before the count, not during it.

- Licensing surprises, a lease that can't be assigned or has little term left, and earnings that fall apart once the owner's own unpaid labour is replaced with a real wage.
