Why fuel earnings carry more risk

Fuel margin moves with wholesale prices, local competition and card fees, none of which the operator controls. Inside sales are steadier and more within the operator's influence. That is why a site where most of the earnings come from inside the building is generally treated as lower risk than one of the same total earnings dominated by the forecourt.

Improving the number before a sale

  • Produce complete tank monitoring and testing records and keep them current
  • Close out deferred maintenance on the forecourt, canopy and lot
  • Build inside margin rather than chasing fuel volume in the final year
  • Move to a manager-run roster and document it
  • Understand your supply agreement's assignment terms before a buyer reads them

Common questions

Why is there no single gas station multiple?
Because a fuel site is several businesses at once. The blend of fuel margin, inside earnings and secondary income differs at every site, and so does the risk attached to each.
Do branded sites trade at higher multiples than unbranded?
Not automatically. A brand can support volume and can also restrict a buyer through image requirements and assignment terms. The agreement decides, not the logo.
How does the real estate affect the multiple?
It does not change the business multiple — it is a separate value. But owning the site removes lease risk from the business, and less risk usually supports a stronger business multiple.
