Selling Your Business in Wisconsin

You don't have to list it, advertise it or explain it to anyone before you're ready. Northland buys Wisconsin retail businesses directly and tells you where you stand.

Two Ways to Sell

A Listing Is Not the Only Route

Most owners assume selling means hiring a broker, agreeing a commission and waiting to see who turns up. That is one route. Selling directly to a buyer is another, and for a single retail business it is often the quieter one.

Listing with a brokerSelling directly
Who sees itAdvertised to a market of unknown buyers. One buyer, under a confidentiality agreement.

CertaintyDepends who responds to the listing. You know from the start who is buying and how they fund it.

Neither is automatically right. We've written up the comparison honestly, including when a broker is the better answer for you.

What We Buy

Where We're a Fit — and Where We're Not

  • Gas stations and fuel-and-convenience sites, branded or unbranded
  • Convenience stores without fuel
  • Independent liquor stores
  • Businesses with the real estate, or the business on its own
  • Owners retiring, owners with no successor, and owners who simply want out
  • Situations that are messy — deferred maintenance, uneven records, a licence question

If your business isn't on that list, say so in the form anyway and we'll tell you straight away rather than wasting your time. More on what we buy.

The Process

What Actually Happens

You tell us about the business. We review it and come back with a range and the questions that would move it. If both sides want to continue, we look at the real numbers under a confidentiality agreement, then put an offer in writing. You can stop at any point, and plenty of owners do — a year later some of them come back. The full process, step by step.

Structure

Paid at Closing, or Paid Over Time

Most owners want the price in full on the day, and that is a normal way to do a deal. Some would rather carry part of it themselves under a written note that pays interest — owner financing. It can widen the field of buyers who can reach your price, support better terms because you are absorbing some of the risk, and spread the gain across more than one tax year. It also means you are relying on the new operator for years, so it is not right for everyone. How owner financing works, and who it suits.

Common questions

Do I have to list my business publicly to sell it?
No. We buy directly, so there is no listing, no sign and no advertisement. The people who know are the ones you decide to tell.
What does it cost to talk to you?
Nothing. We are the buyer, not a broker, so there is no commission and no engagement fee. If we can't make a deal work, you have spent a conversation.
How long does a sale take?
That depends mostly on financing, licensing and any environmental work, none of which we control. What we can control is telling you early which of those apply to your business rather than discovering them halfway through.
What if I'm only thinking about it?
That's the useful time to talk. Owners who know their number a year out tend to sell better than owners who need to sell this quarter.
Will my staff or my suppliers find out?
Not from us. Nothing is published, visits are arranged around your schedule, and we describe ourselves however you would prefer while we are in the building.
What kinds of businesses do you buy?
Gas stations and fuel-and-convenience sites, convenience stores and liquor stores, in Wisconsin, with or without the real estate. If it falls outside that, we'll say so quickly instead of stringing you along.
Would you consider owner financing?
Yes, where it suits you. Owner financing means part of the price is paid to you over time under a written note with interest and security behind it, rather than all of it at closing. Some owners prefer it because it can support a better overall deal and spread the tax year; others want the full amount on the day, which is also fine. It is never a condition of talking to us.
