Valuation Disclaimer
Our valuation tool gives you a private preliminary estimate based on what you enter. It is a starting point for a conversation, not an appraisal.
In short
- This is a preliminary estimate, not an appraisal and not a formal opinion of value.
- It is based entirely on information you provide, which we have not verified.
- It is not an offer to buy, and not a promise that anyone will pay that figure.
- Real value depends on verified financials, condition, licences, lease terms, property and market conditions.
- Your estimate is private — it is not published anywhere.
What the estimate is
A preliminary, automated estimate produced from the information you enter, using general industry approaches and ranges. It is meant to help an owner understand roughly where a business might sit before committing to a full process.
What the estimate is not
- Not an appraisal
- Not a certified or formal opinion of value
- Not a broker price opinion
- Not a real estate appraisal
- Not an offer to purchase
- Not a financing or lending decision
- Not a guarantee of what any buyer will pay
- Not advice — legal, tax, accounting or investment
Why a real figure can differ
The figure depends heavily on things a quick tool cannot see:
- Verified financial statements and tax returns
- The quality and consistency of earnings
- Add-backs that stand up to scrutiny
- Licence status and transferability
- Lease terms, or the value and condition of the property
- Building, equipment and fuel-system condition
- Environmental matters
- Customer concentration and competition
- Staffing and owner involvement
- Financing conditions at the time of sale
- What buyers are actually paying in that market
Accuracy of inputs
We do not verify what you enter. If the inputs are estimates, or a figure is entered in the wrong place, the output will be wrong in the same direction. A serious number requires documents.
Your estimate is private
Running the tool does not list your business, publish your figures or notify any buyer. It is a private calculation tied to your enquiry.
Getting a real number
To move from an estimate to a supportable figure we review financial statements, tax returns, licence and lease details, property condition and the local market — and we tell you plainly what we see.
