Do tobacco and vape sales help or hurt the value?
They drive traffic and revenue but carry thin margins and regulatory exposure. A buyer will look at what the rest of the basket looks like when a tobacco customer walks in.
What about lottery and ATM income?
Both are genuine income and both are counted, but commission income is valued on what it reliably repeats at, not on a single strong year.
How is food service treated?
Prepared food usually raises the value when it is properly costed. It also raises the labour and equipment questions a buyer will ask about.
Can I sell if I lease the building?
