The single most common mistake a first-time fuel buyer makes is valuing the site as one thing. It isn't. Price each part on its own terms and the deal either works or it obviously doesn't.

What to Check Before You Sign

  • Tank age, material, monitoring records and registration status
  • Phase I environmental assessment, and who pays for anything it finds
  • Supply agreement term, volume commitments and assignment terms
  • Dispenser count, EMV status, canopy and forecourt equipment age
  • Whether the reported margin is net of card fees and freight, or before them
  • Lottery, tobacco and beer licences, and what transfers with them
  • Owner labour in the business — replace it with a real wage before you value it
  • Traffic count, access, corner position and what is opening nearby

Common questions

Do I take on the fuel supply agreement?
Usually yes, or you negotiate a new one. Branded supply agreements run for a fixed term and often carry image or equipment support that has to be repaid if the brand goes away. Read the agreement before you agree a price, not after.
How worried should I be about the underground tanks?
Treat them as a defined process rather than a yes-or-no. A Phase I environmental assessment is standard. Tank age, material, monitoring records and registration status tell you most of what you need, and a Phase II follows only if the Phase I flags something.
Is the fuel margin or the inside sales the real business?
Inside sales usually carry the margin; fuel carries the traffic that creates them. Two sites pumping identical gallons can be worth very different money depending on what happens inside the building.
Can I buy the business without the property?
Often. Plenty of owners want to sell the operation and keep the land as an income-producing lease. That changes your rent line and therefore your debt service, so model it before you decide which you want.
What do lenders want to see on a fuel site?
Consistent gallons and margin, real inside-sales earnings, an environmental report they can accept, and equipment that isn't about to need replacing. Ask what condition items exist early — they set your timetable.
