How Grocery Stores Are Actually Valued

Most independent grocery and specialty food stores change hands on a multiple of earnings — commonly seller's discretionary earnings, which is your profit plus what the business pays you and any personal costs run through it. Annual sales are used as a sanity check, and in grocery that check is deliberately wide, because margins vary so much between a packaged-goods store and one with full fresh departments.

The multiple moves with things a buyer can see: whether profit is growing, whether the store runs without you, the condition of refrigeration and back-of-house equipment, SNAP and WIC approval, and what sits within a few miles of you.

If you own your building, we reference the public assessment record from your city or county and show it beside the business value. Where the record cannot be matched with confidence, we say so and check it by hand instead of guessing.
