How Gas Stations Are Actually Valued
Most independent and branded fuel sites change hands on a multiple of earnings — commonly seller's discretionary earnings, which is your profit plus what the business pays you and any personal costs run through it. Annual gallons and inside sales are used as a sanity check, not as the headline.
The multiple moves with things a buyer can see: the condition and age of tanks, lines and dispensers, any supply or brand agreement, inside sales mix, car wash or kitchen income, how many hours you personally work, and traffic at the corner. Our estimate applies the same assumptions our team uses internally, and those assumptions are reviewed and updated by a person, not invented by software.
If you own your site, we reference the public assessment record from your city or county and show it beside the business value. Where the record cannot be matched with confidence, we say so and check it by hand instead of guessing. Environmental status is always reviewed by a person, never estimated here.
